Property Oversight Program (POP)

Finally. It has come to the Coast. Peace of mind for absentee home owners in search of professionals they can trust to monitor and maintain their property when they are away.

Mendocino Coast Reservations—the area’s oldest, and most-experienced vacation home rental agency—has expanded its operations, providing oversight and maintenance services to owners of local vacant, non-rental properties.

We call it MCR’s Property Oversight Program… and, it is anything that you the owner, want it to be, with an affordable, customized program that answers your concerns and meets your exact requirements. Think of it as ordering from a Chinese menu; Column-A, Column-B, mix-and-match.

Options include:

Housekeeping: The frequency and the level of housekeeping services is your call. Weekly, monthly, quarterly, semi-annually, annually; any cycle can be arranged and/or changed at your request. Whether it’s something as simple as a light dusting, or as thorough-going as a springtime deep cleaning, we can meet your needs. Charges are negotiated, based on your specific requirements and the size and layout of your home.

Weekly/monthly top-to-bottom maintenance/security inspections: MCR’s maintenance department sends personnel to your home, on a regular schedule, to fully-inspect your home’s infrastructure, appliances, furnishings and amenities, plus the integrity of your security, and the condition of your home’s environs. The process is highly-detailed and takes 45-minutes to an hour to complete. If problems are discovered, we notify you immediately and offer our assistance in resolving them. The charge for these regular, routine inspections is a flat $35.00.

Storm and power surge inspections: When major storms with high winds strike the Coast, we send maintenance personnel to your home after the worst of the weather (and, sometimes even during it) to check for damages. Whether problems are found, or not, we notify you on the status of your home, immediately. In cases where quick action is required to prevent further damage to your home (such as tarping roof leaks or stabilizing a dangerous, fallen tree) we will under-take emergency measures. The charge for storm inspections is a flat $35.00 per episode. Emergency repairs are billed at $35.00 per hour, per person, on the job.

In cases of PG&E power surges, maintenance personnel go onsite to check for damage to your home’s electrical infrastructure, appliances, electronics, furnaces, and well/pump systems. If problems are found, we will notify you and offer any assistance you may require to make repairs or replacements, and to file claims for reimbursement from PG&E. The charge for power surge inspection is a flat $35.00 per episode.

Yard Mowing and trimming: MCR maintenance has an exclusive relationship with an independent contractor who mows and trims yards at, or below, the local market rate. We can arrange for your property to be serviced on a regular, pre-determined schedule, or we can monitor the condition of your yard and have the mowing done on an “as-needed” basis. The charges for mowing and trimming are negotiated, depending on the size of your yard, the difficulty of the topography, etc..

Please note: we do not offer landscaping, gardening, tree-trimming, hauling, or irrigation system services.

Window cleaning: MCR has its own in-house window cleaning program. Scheduling is flexible, depending on your specific requirements. We do not use solvents, harsh chemicals, or scrapers of any kind. Unless instructed otherwise, we typically clean windows inside and out each time, for maximum clarity. Our charge is below the local market rate: $35.00 per hour.

Hot tub maintenance and repairs: As with mowing and trimming, MCR has an exclusive independent contractor who provides routine hot tub servicing and repairs at, or below, local market rates. Rates are negotiated, depending upon the level and type of service you require.

Please note: The general condition of your hot tub is always checked during regular, top-to-bottom maintenance inspections at no extra charge.

Emergency repairs: You can call on us to make emergency repairs which fall within our range of availability and expertise. The charge for such services is a flat $35.00 per hour, per person, on the job.

Emergency call response, 24/7/365: MCR will respond to emergencies at your home, whether it is vacant, or occupied by you, or members of your family, or friends. During business hours, the charge is a flat $35.00 per emergency call. After hours, it is $45.00 per call. If MCR personnel are onsite at your home for more than an hour, dealing with the emergency, an extra $35.00 is charged per hour, per person, on the job.

Minor repair or improvement projects: In some limited cases, MCR maintenance can undertake minor elective repairs or improvements at your request. The charge for such special services is negotiated, depending on the type and complexity of the work to be performed.

Liaison with your own designated contractors/vendors re major projects: MCR personnel can provide access to contractors or vendors whom you assign to do inspections, estimates, deliveries, or work at your home. If this requires us to go onsite, our charge is $35.00 per hour, one hour minimum.

Please note: We do not arrange estimates, nor sign contracts, in your behalf.

Special preps and set-ups for your visits, or visits by friends or relatives: If you want special things done before you, or your family and friends, visit your home, MCR will make every reasonable effort to meet your needs. Whether it’s just airing out the house, or having flowers delivered, or draining and refilling the hot tub, or whatever, we do our best to make it happen. Charges for special services are negotiated, depending on logistics and the nature of your request.
